Dalton Deed Sales Span Wide Price Gap From $59,999 To $387,400

DALTON -- Sixteen property deeds were recorded in Dalton between June 19 and July 18, with disclosed sale prices ranging from $59,999 to $387,400, but only four of the 16 transactions included a sale price, limiting visibility into the month's overall market.

MARKET OVERVIEW Sixteen deeds were recorded in Dalton during the period. Among the four transactions that disclosed a sale price, values ranged from $59,999 to $387,400, with a median of $168,400. Price data was available for just 25 percent of recorded transfers. The raw count of 16 recorded deeds points to ordinary transaction volume for the town over the four-week span, but the low disclosure rate makes it difficult to characterize broader pricing trends this month.

TOP SALES The highest-priced transaction was 34 Pinecrest Drive, which sold for $387,400 on June 25. Shannon R. McCarthy and Stephen R. McCarthy were the sellers; Rocket Mortgage LLC and Mortgage Electronic Registration Systems Inc. were listed as buyers.

The second-highest was 269 E. Housatonic Street, which sold for $256,800 on June 22. Michael Wood was the seller; Mortgage Electronic Registration Systems Inc. and Rocket Mortgage LLC were the buyers.

At 42 Norwich Drive, the property sold for $80,000 on June 29. William C. Michaels and Laurie J. Michaels were the sellers; Adams Community Bank was the buyer.

The lowest-priced disclosed sale was 23 Renee Drive, at $59,999 on June 24. Lisa Kohler was the seller; PennyMac Loan Services LLC and Mortgage Electronic Registration Systems Inc. were the buyers.

The remaining 12 transactions recorded in the period did not disclose a sale price.

NEIGHBORHOOD BREAKDOWN Housatonic Street recorded two transfers: 186 East Housatonic Street (price not disclosed) and 269 E. Housatonic Street ($256,800). Three other addresses each had two separate deeds recorded during the period -- 48 Lindsay Drive, 66 Chivers Drive and 22 Riverview Drive -- none with a disclosed price. Among the four disclosed sales, two fell under $100,000 (23 Renee Drive, 42 Norwich Drive) and two fell between $100,000 and $500,000 (269 E. Housatonic Street, 34 Pinecrest Drive). No other street in the dataset had more than one recorded transaction.

MARKET NOTES Twelve of the 16 recorded deeds -- 75 percent -- did not disclose a sale price. Two of the repeat-address filings involved parties who share a surname: at 66 Chivers Drive, Rosemarie Solis transferred the property to Richard Solis and Rosemarie Solis, and at 22 Riverview Drive, Jery L. Helms Jr. and Penny Wing transferred the property to Jery L. Helms Jr. The deed data does not indicate the reason for these transfers.

One transfer, at 30 School Street, moved from Catherine F. Rivers and Kathleen Millard to the town of Dalton. Bed, bath and square-footage figures are not available in deed records and are not reported here.
