Dalton June Deed Data Shows Low Price Disclosure and Heavy Institutional Presence

DALTON -- Just three of 12 deeds recorded in Dalton between June 12 and July 11, 2026, carried disclosed sale prices, and financial institutions appeared as either buyer or seller in the majority of transactions, limiting what the data can say about open-market conditions.

MARKET OVERVIEW

Twelve deeds were recorded in Dalton during the period, with sale prices disclosed in only three transactions. Among those three, prices ranged from $200,000 to $812,500, with a median of $228,000. Because nine of 12 transfers carry no disclosed consideration, those figures represent a narrow slice of activity and should not be read as a comprehensive picture of Dalton property values for the period. The raw count of 12 also overstates the number of unique properties: at least two addresses -- 30 School St. and 581 Red Barn Rd. -- generated multiple deed entries apiece, suggesting multi-instrument closings rather than separate arms-length sales.

TOP SALES

The period's highest recorded consideration was $812,500 for a unit at 581 Red Barn Rd., Unit 40, Silver Maple Farm, conveyed on June 12 to Pittsfield Cooperative Bank by Silver Maple Farm and Mariappan Shanmugar Rathinasamy. The deed names a bank as grantee.

At 30 School St., Lee Bank appears as grantee in a deed recorded at $228,000 on June 12; a separate deed for the same address recorded the same day names Mary Rivers Cherry and Catherine F. Rivers as grantors with no consideration listed, and a third entry references rental interests conveyed by School St. Rents to Lee Bank.

The third disclosed-price transaction recorded $200,000 on June 15 for 78 Elaine Ave., where Donald P. Atwater and Carol J. Atwater conveyed the property to Greylock Federal Credit Union.

NEIGHBORHOOD BREAKDOWN

School Street drew the highest deed volume, with three separate recordings tied to 30 School St. on June 12, including the rental-interest transfer and the $228,000 bank acquisition, indicating a multi-document transaction rather than three independent sales.

Red Barn Road generated two entries on June 12: the $812,500 unit transfer to Pittsfield Cooperative Bank and a separate, no-consideration deed for the same street address listing Mariappan Shanmugar Rathinasamy and Suriya Bala Shanmugar as grantors with no grantee identified in the available data.

Single-address transfers were recorded on Elaine Ave., Hillside Ave., East Housatonic St., High St., North St., and Burr Dr. The Town of Dalton appeared as grantee in a no-consideration deed for 488 East Housatonic St., conveyed by Harald Scheid and Beth Ann Scheid. At 6 Hillside Ave., Marilyn W. Tirrell conveyed the property acting both individually and as trustee, price not disclosed. At 165 High St., Greylock Federal Credit Union conveyed the property to Andrew G. Perenick and Sarah G. Perenick, price not disclosed. At 60 North St., Unit 7, Greylock Federal Credit Union conveyed to Janet Zeltmann and James A. Zeltmann, price not disclosed. Russell B. Sears and Stephanie C. Sears are listed as grantors for 53 Burr Dr., with no grantee identified and price not disclosed.

MARKET NOTES

Financial institutions dominate the dataset in an unusual pattern. Greylock Federal Credit Union appears as grantee in one transaction and as grantor in three others, including a deed that lists no street address, recording only "Dalton, MA," with RHK Enterprises LLC as grantee. Pittsfield Cooperative Bank and Lee Bank each appear as grantee in separate transactions. The frequency of institutional parties on both sides of the recording ledger, combined with a price-disclosure rate of 25 percent, substantially limits what this dataset can support in the way of market conclusions.

Two of the 12 entries carry unit designations -- 60 North St., Unit 7 and 581 Red Barn Rd., Unit 40 -- indicating condominium or planned-unit transfers alongside what appear to be single-family and multi-parcel conveyances. One deed (Entry 12) carries no property address at all; the parcel involved cannot be identified from the deed record as provided.
